A vacation rental built by parents, for parents.

We get it. We've packed that bag too.

We're a family of five. We know the 5 AM minivan load. We know the rental kitchen with two forks and no can opener, or even worse - no wine opener. So when we set up Three Little Sandpipers, we made a list of everything we'd ever wished was already at a vacation rental. Then we stocked it.

Sleeping arrangements that actually work

The bunk room is the heart of the condo. Two twin-over-twin bunks sleep four kids. No air mattresses, no pull-out couches, no negotiations. Nightlights, blackout window treatments, a sound machine, and portable baby monitor available if you forgot yours. Pack-n-play available for those littler ones who need to be close by.

The primary bedroom has a king and walk-in closet. The guest room has a queen for grandparents or an older child.

A kitchen stocked for the way families actually eat

Full-size stainless appliances and dishwasher. Kid plates, cups, and utensils in a low drawer. High chair and booster seat for different size kiddos at meal time. Kitchen cookware for chicken nuggets or mac & cheese. Keurig ready to brew.

You can cook a real dinner here, or pour cereal at 6 AM in pajamas without hunting for a bowl.

Beach gear and toys already loaded

The garage holds beach chairs, a sand toy bin, beach towels, tent sun shelter for kiddos, beach pool blanket. Bring: swimsuits, sunscreen, and the snacks your kids actually eat.

Books, toy bin, jumbo connect four, coloring supplies, water table. All to hopefully give you a little peace and less to pack!

A pool, a beach, and another beach

Steps from the Fairways HOA pool, literally see the condo from poolside and walk back in less than 60 seconds for any forgotten items or nap time. Short ride to Bay Creek's private residents' beach on the Chesapeake. Ten minutes of a scenic ride in the golf cart to the public Cape Charles Town Beach, with some of the calmest water on the East Coast (no waves, perfect for toddlers).

For the kids, it's the best ride at the theme park. For the parents, it's no parking, easy cooler hauling, and a slow loop through Bay Creek after bedtime. It's the rare thing on a family trip that both age groups love for the same reasons.

The little things, already done

Outlet covers throughout. Stair gate on request. Bath toys, board games, and a small bin of books and toys in the bunk room. Pet-friendly for dogs up to 35 lbs with a small fee.

We haven't thought of everything. But we've thought of a lot.
